Hiring a Roofer

How to Choose a Roofing Contractor: 12 Questions Every Homeowner Should Ask

The homeowner question

“How do I tell the difference between a dependable roofer and someone who just has a convincing sales pitch?”

Start by slowing the process down. A roof is a major part of the building envelope, and storm seasons attract both excellent contractors and opportunists. Texas Department of Insurance recommends verifying a contractor’s identity, insurance or bond, references, written bids and warranty terms. The best questions make the contractor explain exactly what will happen before you sign.

Quick Guide

  1. Verify the company
  2. Verify insurance
  3. Demand a detailed written scope
  4. Understand payment + warranty terms
  5. Ask who supervises the job
  6. Get recent references

1. What is your legal company name and physical business address?

You should know exactly who is contracting with you and how to find the company later.

2. Can I see your certificate of insurance?

Ask what coverage the company carries and verify it if needed.

3. Who will supervise my project?

Know whether you will deal with the salesperson, a production manager, a crew leader or someone else after the contract is signed.

4. What exactly is included in the written scope?

Materials, tear-off, decking allowances, underlayment, flashing, ventilation, disposal and cleanup should not be mysterious.

5. Which shingle and roofing-system products are you proposing?

Ask for manufacturer, product line, color, impact rating if relevant and installation requirements.

6. How will you handle flashing?

Replacing shingles while ignoring worn flashing can leave the most leak-prone details untouched.

7. What happens if damaged decking is discovered?

You want the unit price or change-order process defined before the roof is open.

8. How will you protect landscaping, siding, windows and driveways?

Roof replacement creates heavy debris and traffic around the house.

9. What are the payment terms?

Avoid unclear demands for large upfront payments. Never sign a blank contract.

10. What workmanship warranty do you provide?

Ask what is covered, for how long and how warranty service is requested.

11. What manufacturer warranty applies?

Product warranties and enhanced system warranties can have different requirements.

12. Can you provide recent references for work like mine?

A dependable contractor should be comfortable with reasonable due diligence.

What You Can Safely Check Yourself

  • Get more than one written bid.
  • Check reviews and recent references, not just testimonials shown by the salesperson.
  • Read cancellation, payment and change-order terms.
  • Keep a signed copy of every document.

When It Becomes More Serious

Pressure to sign immediately, blank contract spaces, deductible-waiver promises, vague materials, large unexplained upfront payments or an identity you cannot verify are reasons to stop.
